The Warfield Commercial Center: New Construction Design Guidelines and Standards for Signs (2017 Edition) establishes design standards for new construction on the Warfield Complex, a historic former state mental hospital annexed by the Town of Sykesville. The document covers character-defining features, site plan guidelines, new building guidelines (orientation, scale, proportion, massing, materials, doors/windows, roofs), landscape guidelines, sign standards, and energy efficiency standards. This appendix to the Warfield Commercial Center: New Construction Design Guidelines supplements the 2017 Edition with photographic illustrations of historic buildings in the Warfield Complex (Buildings I, W, C, D, E, Auditorium, Service Building, and others), including facade and detail photos. Its purpose is to help architects and developers understand the character-defining features of existing campus buildings that are within view corridors of proposed new construction. |

The Sykesville Historic District Design Guidelines provide standards for owners, tenants, architects, and contractors working within the historic district. Updated by brennan+company architects in 2023 and adopted by the Town on February 26, 2024, they cover ten topic areas: roofs, exterior walls and foundations, doors/windows/storefronts, awnings/lighting/signs, porches and decks, accessory buildings, new construction, alternate materials, sustainability/accessibility/equipment, and landscape and site design. The guidelines are administered by the Historic District Commission, which meets on the fourth Wednesday of each month. |

The Downtown Historic District Map, issued October 2023 by the Town of Sykesville, delineates the boundaries of the Sykesville Historic District and classifies each property as Contributing (C) or Non-Contributing (NC) based on the Maryland Inventory of Historic Properties. The accompanying property list covers approximately 160 addresses across Main Street, Springfield Avenue, Norwood Avenue, Spout Hill Road, and surrounding streets. Issued for reference purposes only; not a substitute for a survey product. |

The Historic Preservation Guidelines for the Warfield Complex (2002), prepared by preservation architect Richard Wagner, AIA, David H. Gleason Associates, Inc. under a federal Save America's Treasures grant, establish standards for rehabilitating the historic buildings of the former Springfield State Hospital campus. The guidelines cover exterior building materials (masonry, wood, architectural metals), roofs, windows, doors, interior spaces and structural systems, mechanical systems, energy efficiency, building additions, signs, illumination, and landscape design. Administered by the Sykesville Historic District Commission. |
